Seeing “as-is” in a real estate listing can make buyers hesitate.
Some immediately assume it means something is seriously wrong with the property. Others assume that buying as-is means they can't have an inspection or ask questions about the condition of the home.
Neither is something you should simply assume.
When considering an as-is property in Oklahoma, the actual terms of your purchase contract matter.
What Does “As-Is” Mean?
Generally, an as-is sale means the seller is offering the property in its current condition and may not intend to make repairs or improvements.
But that doesn't mean a buyer should ignore the condition of the property.
In fact, understanding what you're buying may become even more important.
A house can look wonderful during a showing while still having issues that aren't immediately visible. An inspection can provide additional information about the condition of the home and its systems.
This Can Be Especially Important in Western Oklahoma
Real estate in Western and Southwestern Oklahoma isn't limited to newer houses in subdivisions.
Our REALTORS work with older homes, rural properties, acreage, farms, ranches, and properties with shops, barns and other improvements.
Depending on the property, there may be additional things to investigate beyond the basic house.
A rural property might involve a private well or septic system. Acreage may raise questions about fencing, boundaries, access, utilities, or outbuildings. Older homes may have systems and materials that differ from newer construction.
That doesn't make these properties bad purchases. It simply means buyers need to understand what they're purchasing.
“As-Is” Doesn't Mean “Don't Ask Questions”
One of the biggest mistakes a buyer can make is treating the words “as-is” as a reason to stop investigating.
Due diligence gives you information.
What you can do with that information depends on the particular transaction and the terms of your contract. That's why buyers should discuss contract rights, deadlines, inspections, and other considerations with their REALTOR rather than relying on assumptions.
And if an inspection identifies something that requires specialized knowledge, additional evaluation by an appropriate qualified professional may be worth considering.
Protect Yourself by Understanding the Property
An as-is property can still be the right purchase.
Some sellers simply don't want to make repairs. Some homes need cosmetic work. Others may require more substantial improvements.
The important thing is knowing as much as reasonably possible before you own it.
Exploration Realty helps buyers navigate residential homes, acreage, farms, ranches, land, and rural real estate throughout Elk City, Altus, Western Oklahoma, Southwestern Oklahoma, and surrounding areas.
If you're considering an as-is property, don't assume you shouldn't inspect it. Understand the property, understand your contract, and make your decision with information in hand.
